Project Director
We are seeking an experienced construction professional to represent ownership on multiple affordable housing developments throughout Northeast Ohio. This role provides consistent onsite presence, monitors construction progress and quality, and communicates key risks and updates to the Senior Vice President of Design & Construction.
The ideal candidate brings strong field experience, sound judgment, and the confidence to advocate for the owner’s interests while maintaining a collaborative working relationship with contractors and design teams.
The majority of time will be spent onsite at project locations; any administrative or “office” work may be performed remotely.
Responsibilities
Predevelopment & Design Phase Involvement
· Participate in predevelopment and design meetings to gain familiarity with project scope, design intent, and key constraints
· Provide constructability input based on field experience
· Develop early understanding of project risks, phasing, and sequencing
· Maintain continuity from design through construction as the owner’s field representative
Construction Oversight
· Conduct regular (at least weekly) site visits across assigned projects in Northeast Ohio
· Observe construction progress and compare work against drawings and specifications
· Identify potential quality issues, inconsistencies, or risks early
· Maintain a visible and professional owner presence on site
Schedule & Progress Monitoring
· Track construction progress against project schedules
· Verify milestone completion and percent complete
· Identify and communicate potential schedule delays or sequencing concerns
Owner Representation
· Attend Owner-Architect-Contractor (OAC) meetings
· Serve as a day-to-day field point of contact for the owner
· Communicate effectively with contractors, architects, and consultants
· Escalate critical issues and decisions to SVP as needed
· Confidently advocate for the owner’s interests in field discussions
Change Order & Budget Awareness
· Maintain and track a project change order log
· Monitor change orders against available contingency
· Flag potential budget risks or trends early
Owner-Procured Services & Due Diligence
· Coordinate and procure owner-contracted services, including special inspections and third-party consultants
· Support due diligence efforts related to construction and site conditions
· Manage scheduling and integration of owner-provided services with the construction team
· Ensure required inspections and third-party services are completed in alignment with project timelines
This individual will prepare weekly site reports that include progress updates, photo documentation, schedule observations and key issues. They will contribute to monthly construction summaries for internal leadership and financial partners.
