Yeah but Does it Pencil?!
The affordable housing simulation game
Everyone wants housing to be more affordable. So, why is it so hard to get it done?!
Now you can jump into the driver’s seat to experience the challenges of building affordable housing first-hand with AHACO’s new interactive game: Does it Pencil?
In this live simulation, you will compete against other teams to create the best and most affordable apartment community possible. You’ll build your own budget (aka the Pro Forma), fight for limited gap funding, and navigate the curveballs that housing development throws at you. For all those who say that you could do better than the developer, here’s your chance to prove it!
Does it Pencil is a great way to spice up in-person meetings and foster internal team building.
Who. It can be customized to fit your needs but we think it fits best for groups between 10 - 50 people (though we’ve gone as big as 80 so far!) Its great for conferences looking to add an interactive component, trade associations that want hands-on member education, Board Meetings to gain greater understanding of housing needs, and area or zoning commissions that want to peek behind the curtain.
When. We generally recommend groups have at least two hours to spend together. We’ll start with some light education on the development process so everyone has a fair start when the game begins. This can fit really well for a working lunch.
What. There’s some basic math involved in building a budget and crunching the numbers, so we think it’s best for high school students and adults. But younger kids can always help mom and dad set the tone!
Where. We’ll come to you! You’ll just need space for your teams to compete, separate tables in a large room tends to work perfectly well! If you don’t have a space that’s right, let us know and we can share our meeting rooms, schedule permitting.
Who can play?
Groups may contact the AHACO to schedule a free Does It Pencil simulation. We are happy to customize agendas and work with you one-on-one to create an experience that is fun and educational for your group!
